In an echo to what we see anecdotally — that the city market is gaining strength — another Realtor provides some good food for thought:

Perhaps the single biggest trend afoot is the “centripetal” pull of the core neighborhoods — downtown, uptown, and the close-in suburbs.

There are a couple, inter-related reasons for this, starting and ending with gas prices.
